Crawl spaces are nasty places, for those of us who’ve been in the industry a long time we’ve all found spiders, crickets, the occasional opossum, definitely some snakes, mold, and even even sewage in crawl spaces that we’ve been in. Sadly, the construction industry has known since the 1980s that we should not be building houses on ventilated crawl spaces.

Most crawl spaces have foundation vents that were designed to allow air to flow through the crawl space to keep moisture low. Unfortunately that doesn’t work very well. To make matters worse most homeowners don’t realize they’re supposed to open the crawl space vents in the summertime and close them in the winter time.

Typically what happens is that the vents in the winter time allow cold air in the crawl space, which makes it up into the home making the heating and cooling system work harder. Moving through the crawl space, it picks up dust, dirt, debris, mold, and brings it up into the living space. We then seal that to the foundation with Spray Foam and close off all the foundation vents with spray foam and then insulate all the perimeter of the foundation with closed cell Spray Foam.

Fernando is so particular about crawl spaces that at the end of the job he will take his shoes off and crawl through the crawl space, sock footed, so he does not bring any dirt in to do his final walk through . When we are done with a crawl space, it is cleaner than most people’s basements and, by sealing the foundation vents, we don’t have that cold air coming in so it makes the house much easier to heat and cool, it makes the floors much warmer in the winter time, and it lowers the humidity in the summertime.
